Research the property being auctioned. If it is a single property that went into foreclosure, get the specifics about the property: its size, its amenities, how much is owed against it, and what the opening bid is.

Check with the county recorder or local title company for a list of properties currently in foreclosure. Compare the sales prices of similar properties in the area so you have a good idea of what the subject property is worth.

Properties within 3 miles of the subject property are the most reliable predictors of value. Compare sales of properties with the same number of bedrooms, bathrooms, and square footage if possible.

Add or subtract for differences and amenities such as pools, decks, and fireplaces. Always get financing.

Typically, homes at auction require a deposit of from $1,000 to $5,000 for an accepted bid, and the remainder of the financing must be in place within a specified period of time. Know your price limit.

Auctions work on creating an atmosphere of agitation and excitement. The more frenzied the auctioneers can get a crowd, the more likely the prices will be bid up.

A block of properties in a subdivision may be auctioned off piece by piece, and there may or may not be models that you can preview to see what the property looks like on the inside. Consider all the added costs.

Sometimes the auctioneer”s fee is added to the price of the property, or there are taxes owed against the property; if you forget to add that in, you could be paying too much. The time and effort you put into researching a property for auction may be wasted if the borrower cures the default and reinstates the loan.

Do your best to really study and think things through before you make an offer. You may end up with a gem you will love for a lifetime!

The neighborhood has its own pool, hot tub, clubhouse and small workout room. In addition, owning a condo in Canyon Ranch give you access to the Highlands Ranch Community Association and its four rec centers with pools, weight rooms, classes and so much more.

In the past, noise was a bit of an issue from County Line rd. However, recently a sound barrier wall was built shielding the northern border of the complex from the noise of the road. A few units in buildings bordering the south edge of the complex have sound issues with C-470 traffic, but it generally affects only those few units facing the highway.

Canyon Ranch Highlands Ranch Models and Sizes

Canyon Ranch Highlands Ranch has a variety of condos with one, two and three bedrooms. The one bedroom units have just under 800 square feet and the large, three bedroom condos have nearly 1,300 square feet. Every unit utilizes a hot water / forced air heating system. This means that there is no furnace to break down and the heating bills are much lower than a traditional gas furnace. In addition, every unit has its own private porch and a full size washing machine and gas powered dryer.

Depending on condition, one bedroom homes in Canyon Ranch typically sell for between $100,000 and $120,000. However, I have seen a few bank owned one bedrooms in that area sell in the high $90,000”s. Two bedrooms are generally between $120,000 – $140,000. The variance in price can come from location within the complex, upgrades, flooring and views. Three bedrooms sell as low as $150,000 to as high as $170,000 for the nicest homes with granite, hardwood floors and a garage.

As mentioned before, each unit either has a carport or a one car garage. As with other highlands Ranch condos, units with a one car garage typically sell for $7,000 – $10,000 more than a comparable unit without a garage.

How to Benefit from the Solar Federal Tax Credit When You Build Your New Home

Today”s new home builders are more environmentally-conscious than ever. New home owners are being encouraged, both by developers and by the federal government, to “go green”. Efforts by homeowners to conserve energy through environmentally-conscious building practices are being rewarded with the solar federal tax credit.

The solar federal tax credit is a federal government incentive. It was designed to reduce energy consumption and create more sustainable living. This incentive is aimed at two types of homeowners. The first is those whose existing homes need some general improvements to make them more energy efficient.

Homeowners can qualify to receive a tax credit in the amount of 30 percent on the purchase of the following:

* New roofs (metal or asphalt)

* Insulation

* Non-solar water heaters

* New windows and/or doors

* HVAC systems

* Biomass stoves

The initiative applies to the purchase price of the item plus installation and labor charges. The credit is capped at 1,500 dollars.

The second target group is people who are building new homes. The federal government hopes that this incentive will give momentum to the trend of building homes with energy-saving measures as part of the original design.

New construction homes qualify if they are installed with:

* Small wind turbines

* Solar energy systems

* Geothermal heat pumps
